  • Conduct the viewings on behalf of the landlord and give the current tenants the required 24 hours’ notice.
  • Use our contracts and paperwork
  • Give your tenants access to our online contract platform “goodlord” to enable ease of contract completion
  • Send and collect the guarantor forms
  • Credit referencing
  • Collect the deposits and put them into the myDeposits
  • Collection of photo ID, confirmation of studies for international students etc.…
  • Organise key collection at the beginning and end of tenancy

  • All correspondence goes through Student Housing Lancaster
  • All general enquiries dealt with by Student Housing Lancaster
  • Full maintenance coverage
  • All trades covered by us. No hassle of dealing with contractors or trying to secure trusted workmen. Our in-house contractors/ boiler technicians/ electricians are the best in Lancaster.
  • Reduced rate on labour fees with AAC Maintenance (10% off)
  • We organise and supply all purchases that your property may require.
  • You authorise us to complete any work without prior contact with a cost of up to £350 in an emergency, £150 for regular maintenance per month. Any additional expenditure we will wait to gain approval for.

DEPOSIT COLLECTION SERVICE
An additional service for our Let Only Landlords:
We can collect your deposits, lodge them in our deposit protection scheme account held with MyDeposits and release them at the end of the tenancy

 

FOR ONLY £50 PER PROPERTY

*A detailed inventory MUST be provided to us before the tenancy commences. Landlords are responsible for checking the property at the end of the tenancy and collecting any proof required in relation to deductions from deposits and provide SHL with this, to be compared against the inventory taken pre-tenancy*.
