- Conduct the viewings on behalf of the landlord and give the current tenants the required 24 hours’ notice.
- Use our contracts and paperwork
- Give your tenants access to our online contract platform “goodlord” to enable ease of contract completion
- Send and collect the guarantor forms
- Credit referencing
- Collect the deposits and put them into the myDeposits
- Collection of photo ID, confirmation of studies for international students etc.…
- Organise key collection at the beginning and end of tenancy
- Provide legally required documents to tenants at the beginning of the tenancy
- Organise end of tenancy, including cleaning and repairs (Landlord charged)
- 24/7 on call response
- Your tenants use our 24/7 FixFlo reporting system
- We respond to all problems reported by your tenants
- Organise all appointments pertaining to the property. Including organised visits from the council, meetings with guarantors, inspections, surveyor visits etc.
- Deal with out of core issues for example rodent issues etc
- Process HMO applications (if required)
- Deal with council tax demands
- Internet managed by Student Housing Lancaster (unless stated otherwise)
- Regular visits to the property to ensure general upkeep and security. Including the Christmas security checks and the Easter Inspections
- All disputes either from tenants or guarantors regarding any aspect of the property/ tenancy agreement handled by Student Housing Lancaster.
- All correspondence goes through Student Housing Lancaster
- All general enquiries dealt with by Student Housing Lancaster
- Full maintenance coverage
- All trades covered by us. No hassle of dealing with contractors or trying to secure trusted workmen. Our in-house contractors/ boiler technicians/ electricians are the best in Lancaster.
- Reduced rate on labour fees with AAC Maintenance (10% off)
- We organise and supply all purchases that your property may require.
- You authorise us to complete any work without prior contact with a cost of up to £350 in an emergency, £150 for regular maintenance per month. Any additional expenditure we will wait to gain approval for.
